Fidelity Mortgage Lenders, Inc. is a private California based lender that provides first trust deed commercial property loans. Fidelity currently has over 740 real estate loans in its portfolio that it originated and services.
Fidelity's current loan platform is as follows:
1) Up to 50% loan to value 2) Secured first trust deed position on the property, no second liens or subordinated debt. 3) Terms of up to 5 years interest only or up to 20 years fully amortized 4) Non-recourse, other than bad boy carve outs - it is the exception to require a guaranty 5) Origination fees (typically 3-4 points up front paid by borrower) 6) Interest rates between 9% and 11% per annum. 7) Loans on all property types, but not land or new construction 8) No prepayment penalties 9) Certainty of closing in 7-10 days
Most of our borrowers either do not qualify for bank loans or do not want to go through the paper work that is involved in securing a bank loan. Additionally, since our loans are non-recourse, borrowers do not need to account for the liability on their balance sheets.
Fidelity will loan on all commercial property types.
