David S. White & Associates is a boutique real estate litigation and dispute resolution law practice. I have practiced law for 34 years on the West Side of Los Angeles and have held a CA Real Estate Broker's license for 24 of those years (primarily for teaching purposes, something which I have done frequently to real estate and mortgage loan broker trade groups for their continuing education credits).

Approximately a year ago, I left a law partnership where I managed their real estate litigation department for five years; I have also managed several other litigation departments, with as many as 12 lawyers and paralegals, in prior law firms. From 1989-98, I also ran and managed a litigation boutique firm located in Westwood.

We offer real estate-related litigation, mediation and arbitration services, both representing clients and, for the latter two, as a retained neutral, on a selective basis. I also testify, on occasion, as an expert witness concerning the duties of CA- licensed real estate brokers and salespeople, and also in attorney-client fee disputes on reasonableness of attorneys' fees. We are neither plaintiff nor defense oriented, per se.

We offer the quality legal work of a big law firm, together with the economy, common sense approach, and personal attention only possible at a small firm. We are also available, should the need arise, for giving 'second opinions;' to assist and brainstorm in formulating litigation strategies, and; selectively, for "11th hour trial engagements," by which we are able to take over a case close to the trial date for purposes of trying the case to a judge or jury on short notice, where counsel who worked up the case does not wish to try the case.
 
1- Real estate-related litigation: representing both plaintiffs and defendants from Mom and Pop or residential issues through, and including, complex matters such as Brownfields litigation, and most everything in between.

2- On a selective basis, I serve as an expert witness concerning: a) duties of CA-licensed real estate brokers and salespeople, and; b) reasonableness of litigation attorneys' fees in attorney-client fee disputes;

3- On a selective basis, I serve as an arbitrator of real estate-related disputes and also of attorney-client fee disputes, as I have served on the LACBA Atty-Client Fee Dispute Arbitration Panel for some 25 years;
 
Our clients range from entrepreneurial businesspeople and real estate investors, to mortgage loan brokers; I have a long history of representing mortgage loan brokers, from very large companies, like Aames Home Loan in the 80's and 90's with some 60 CA offices, to smaller clients located in various areas of SoCA. In Brownfields litigation, we represented a group of real estate interests operating an independent film studio on property formerly owned by NASA and used for manufacturing aircraft, missiles and spacecraft for over 70 years, with respect to multiple matters incvolving contract disputes, claims of negligent misrepresentation and successful defense of injury/damages cases filed by allegedly injured film workers, contending injury caused by toxics allegedly on and under the property. Other clients include various real estate-owning entities, including partnerships, LLC's and even old limited partnerships with respect to various disputes. We have clients involved in boundary disputes affecting both residential and commercial property who are owners of one of more of the properties as well as disputes concerning CC&R's in planned developments, concerning violations of those CC&R's. Other clients are DRE-licensed real estate brokers and salespeople with reference to their defense of non-disclosure claims and in disciplinary matters before the DRE.

Yet other clients are in the entertainment industry, involved in various real property investments and disputes arising from those investments. Other groups of clients purchase, rennovate and environmentally remediate old factory and military base properties. We also handle unlawful detainer and related matters for various clients owning commercial real estate, if the matter is sufficiently complex, referring out the simpler UD's.

Our clients range from small to quite large; when necessary, we associate other law firms with more man & woman-power to co-counsel with us.
