Our experience includes development of and amendments to, general plans and development agreements, complex zone variances, zone changes, conditional use permits, exactions and dedications, project appeals and responses to permit and/or regulatory enforcement actions.
We can manage the entire public hearing and development permitting process, including government and community relations. We can also oversee project team selection, coordination, timelines and fee estimates.
We provide compliance advice to businesses on a wide range of environmental and land use law and regulations (federal, state and local). Land Use Due Diligence/Pre-Development Analysis - Research and analyze current zoning restrictions, land use designations, previous zoning approvals, building permits, covenants, affidavits, environmental issues, potential liabilities and future development potential. Evaluate proposed project description and preliminary site plan, arrange meetings with key government staff members and prepare project timelines, fee estimates, and entitlement strategy.
Entitlement Services and Project Management - Prepare applications for Site Plan Review, Adjustments, Modifications, Zone Variances, Conditional Use Permits, Plan Approvals, Zone Changes, Specific Plan Exceptions, Plan Amendments, and similar requests. We provide leadership through the entire entitlement process, from arranging negotiations with governmental officials to responding to questions from staff, as well as representation at public hearings. California Environmental Quality Act/National Environmental Policy Act Coordination - Assist developers in all aspects of navigating CEQA (and NEPA, if applicable), including negotiations with lead and responsible agencies, coordination with preparer of Environmental Impact Report, developing responses to public comments and representation at all public hearings.
Proposition 65 - Provide compliance advice and defense services relating to California's Proposition 65 and the Federal Consumer Product Safety Improvement Act. Environmental Due Diligence - Handle all aspects of environmental due diligence for a wide-range of transactions and negotiation of agreements allocating environmental liabilities.
